From 01 April 2017, ownership and management of around 1,140 Housing New Zealand houses in Tauranga will be transferred to Accessible Properties.
Housing New Zealand, the Ministry of Social Development and Accessible Properties are working closely together to ensure the transition will be seamless as possible for tenants.
Your eligibility for social housing assistance will not be affected by the transfer; it will still be assessed by the Ministry of Social Development.
Your rent won’t change as a result of getting a new landlord. Your rights and responsibilities under the Residential Tenancies Act will not change as a result of the transfer.
Accessible Properties will have the same responsibilities under the Residential Tenancies Act as Housing New Zealand does now.

- Until 31 March 2017, you should still call Housing New Zealand if you want to talk about your tenancy or property – you can call us on 0800 801 601.
- From 1 April 2017, you should contact Accessible Properties on 0800 862 769 if you want to talk about your tenancy or property.
- If you have a change in your circumstances you need to let the Ministry of Social Development know on 0800 559 009.

Redirecting your rent from Housing New Zealand to Accessible Properties Limited
If you are a Tauranga tenant who had your rent and/or debt paid to Housing New Zealand from a benefit or pension by the Ministry of Social Development (which includes Work and Income) you do not have to do anything. MSD will make the change automatically and you’ll get a letter to confirm this has happened.
If you have other arrangements in place to pay your rent and/or debt, you should have been contacted by Housing New Zealand and Accessible Properties Limited to let you know what you’ll need to do to change your rent payments.

How you can access social housing in Tauranga
MSD will still do the assessments for eligibility for social housing and manage income-related rent reviews for Tauranga tenants, as we do now.
What to do about any outstanding debt
If you’re a Tauranga tenant and have debt from past Housing New Zealand tenancies (pre 2014), or Crown debt (Income-Related Rent debt), you still need to pay this back to Housing New Zealand.
If your debt is being repaid through redirection of your benefit or pension by MSD, this will continue.
